In the lush reserve of the Belice river mouth, among maritime pines, eucalyptus, and Mediterranean scrub, you will experience pure beauty, exclusivity, and tranquillity, enjoying the breath of nature.

The bio-design pool blends perfectly with the colours and morphology of the reserve, taking on the hues of the sky and blending into the surrounding blue sea.

A path leads from the residence’s garden to a furnished pagoda overlooking the crystal-clear sea, where you can spend pleasant days on the sandy beach just a few meters away. The pagoda has a small fridge and an outdoor shower for maximum comfort.

The outdoor spaces are cosy and inviting, with comfortable upholstered sofas that invite absolute relaxation and enjoyment of the landscape. You can spend convivial moments on the two beautiful covered terraces and prepare tasty barbecues on the stone grill, accompanied by the sea breeze and the scents of the lush reserve. The outdoor shower will offer a pleasant feeling of freshness to relax after a day in the sun.

Inside the cottage, a spacious and harmonious living room with a dining area provides a breathtaking panoramic view, giving the feeling of facing a natural work of art. The well-equipped and beautifully furnished kitchen overlooks the living room and the outdoor patio (with a dining table), a perfect place to enjoy meals in the fresh air.

The cottage has three double bedrooms (one can be converted into a twin), all with mosquito nets on the windows for peaceful sleep and two full bathrooms.

You may also encounter a sweet and harmless donkey along the path that leads from the cottage to the beach, a truly unique and unforgettable experience.

The cottage is located in the enchanting Menfi area, renowned for producing high-quality wines. You can visit some of the wineries in the area for a tour and tasting of fine local wines. Moreover, the location on the coast offers the opportunity to discover one of the most unspoiled and beautiful beaches in Sicily, Le Solette, with its crystal-clear sea, and the archaeological site of Selinunte, the largest in Europe with its imposing Greek temples.

On foot, walking along the beach (about half an hour), you can even reach Marinella di Selinunte to enjoy the view of the temples from the beach and try some delicious restaurants.

Finally, please note that the nature reserve is a park with wild animals, docile donkeys, cats, other free animals, and horses in a fenced area and an aviary on the property’s border. To respect nature and animals, we kindly ask you to close the gates that isolate the villa’s spaces permanently.

The villa is on two floors and accommodates up to 12 guests. It fits well into the surroundings, following the slope that goes down to the coast. The outdoor area includes the wide garden, seamlessly surrounded by the nearby vineyards, 2 panoramic terraces completely furnished to serve as dining areas, a veranda with dining area and BBQ, plus private parking spots.

The pool features hydromassage (and comes equipped with auto-cleaning robot), and a solarium area furnished with sun loungers, bean-bag chairs and parasols. From the garden you can enjoy a striking panorama, especially at dusk, but the view from inside the house is no less enchanting, thanks to the large glass windows.

The interior design matches the elegance and minimalism of the architectural style, featuring a light decor and a high care for details. On the first floor you will find one of the bedrooms, a double with A/C and flat TV, plus a bathroom featuring hydromassage shower. From the room you will also access the panoramic terrace overlooking the garden and the coast.

On the lower ground floor you will find the living area with flat TV/Netflix, featuring with a panoramic living room with dining area and the fully equipped kitchen.  At the ground floor there are 4 bedrooms, all provided with bathrooms en suite, air conditioners and flat TV.  Two of the bedrooms feature also single sofa-beds for extra guests.

Villa Sea Breeze is one of the few villas in San Vito Lo Capo with a private swimming pool, just a five-minute walk from the sandy beach and turquoise sea. Behind the pool, there is a children’s playground and a small football pitch, designed for family stays and outdoor fun. Parents can unwind while children play safely nearby.

Spacious layout and private suites

From the terrace, guests enter a bright living room with kitchen and dining area. On this level there are two double bedrooms, each with its own en-suite bathroom.

A staircase leads to the lower floor, which hosts four spacious double bedrooms, each with private bathroom and TV. This level has direct access to the pool and barbecue area.

An external staircase leads to an independent suite with double bed, bathroom, kitchenette, and a private terrace — ideal for enjoying the vivid marine colors in complete privacy.

There is also one twin bedroom (convertible into a double) with a high window. All bedrooms are equipped with air conditioning.

Close to the beach and local life

The beach of San Vito Lo Capo can be reached in just 1 minute by car or 5 minutes on foot. The town is lively all year round and famous for the Cous Cous Fest, celebrating Mediterranean cuisine and cultural exchange. Restaurants, beach clubs, and shops are close at hand.

The refined salt pool, with the beautiful lawn where one can enjoy the Sicilian sun, is located in the beautiful Italian garden, with palm trees and Mediterranean plants, and then the elegant staircase leading to the small balcony, with splendid majolica tiles, from which one enters the living room.

The living room is the pivot around which the other rooms revolve – a hallmark of the prestigious Sicilian residences of the nineteenth and twentieth centuries, it is a finely furnished space, with period furniture, very airy, thanks to the high barrel vault, and with a lovely view of the outside, towards the blue sky.
